🔄 Application Process Overview

  1. Online ApplicationEach adult (18+) must apply separately through our website. We do not accept applications from Zillow or other third-party sites.
  2. Application FeeA non-refundable $45 fee is required for each applicant.
  3. Photo IDUpload a valid photo ID (driver’s license, passport, military ID, etc.).
  4. Pet ScreeningIf you have a pet or ESA, complete our third-party pet screening process. Documentation is required for ESAs.

✅ Approval Process

Phase 1: Background CheckWe review credit, rental history, criminal background, and pet compliance.

Phase 2: Income VerificationUpload recent pay stubs and bank statements showing net income of at least 3x the rent.

Phase 3: Lease & Move-InOnce approved, you have 24 hours to sign the lease and pay the first month’s rent and security deposit.

📊 Screening Criteria

Credit Requirements

  • Preferred score: 650+
  • 600–649: Conditional with double deposit
  • Below 600: Not accepted
  • No open bankruptcies or excessive unpaid debt

Rental History

  • 1+ year of verifiable history or homeownership
  • No evictions, landlord collections, or lease violations
  • Poor references may result in denial or higher deposit

Criminal History

  • No convictions for violent crimes, sex offenses, drug distribution, or major property crimes
  • All criminal history reviewed on a case-by-case basis

Income Requirements

  • Combined net income of 3x the rent
  • Liquid assets may be considered with documentation
  • Relocating tenants must provide offer letters or contracts

🐾 Pets, ESAs & Breed Restrictions

  • Only dogs and cats are allowed (no exotic pets)
  • No pets under 1 year
  • Pet rent and deposit required (amount varies)
  • Breed restrictions apply (e.g., Pit Bulls, Rottweilers, Cane Corsos, etc.)
  • ESAs must be verified with proper documentation

All applicants must complete a Pet/Animal Profile — even if no pet is present.

Lease Commitment

  • Rent and utilities must begin within 10 days or when unit becomes available
  • Declining after approval forfeits all funds paid as liquidated damages

Key Pick-Up & Move-In

  • Utilities must be in your name and renter’s insurance submitted before key release
  • Contactless move-in available via lockbox for flexibility and convenience
