What You Need to Know About Pets, ESAs, and Animal Screening for Billings Rentals
At Premier Property Management, we understand that pets are family — and that clear guidelines are essential for maintaining safe, compliant, and well-managed rental properties in Billings, Montana. Whether you have a dog, cat, emotional support animal (ESA), or no pets at all, every applicant must complete a pet or animal profile as part of the application process.
Our Billings pet policy for rental homes outlines what’s allowed, what documentation is required, and which breeds are restricted for insurance and safety reasons. Please read the following details carefully to ensure your application moves forward without delay.
As part of the rental application process, every applicant must submit a pet or animal profile. This requirement applies to all applicants, including those with non-human animals that will reside in the home.
If you have an Emotional Support Animal (ESA), please submit the necessary supporting documentation. Even if no pet or animal will be living at the property, you must complete a profile indicating that no animals will be present.
There is a pet fee; however, profiles for service/companion/assistance animals are free. Please note that pet rent and a refundable one-time security deposit we be charged for non ESA animals.
Important Pet Policy Notes:
- Not all properties allow pets—please refer to the specific property listing. Pet acceptance is evaluated on a case-by-case basis.
- Pets under one year of age are not accepted.
- Only cats and dogs are permitted. We do not accept birds, hamsters, turtles, rabbits, ferrets, snakes, or other exotic animals.
- Due to risk and insurance restrictions, Premier Property Management does not allow certain breeds of dogs considered aggressive or guard dogs. These breeds include, but are not limited to:
- Pit Bull Terriers
- Staffordshire Terriers
- Rottweilers
- German Shepherds
- Presa Canarios
- Chows
- Doberman Pinschers
- Akitas
- Wolf-hybrids
- Mastiffs
- Cane Corsos
- Great Danes
- Alaskan Malamutes
- Huskies
- Shiba Inus
- Note: This also applies to any hybrid or mixed breed of the aforementioned breeds.
Behavior Qualifications:
Premier Property Management reserves the right to decline any applicant or request the removal of a pet who exhibits evasive, abusive, harassing, or combative behavior. Any behavior that leads us to believe the applicant cannot or will not comply with the rental agreement or the residency rules may also result in application denial.
